A property inspection is a non-technical, limited, visual survey and basic performance evaluation of the systems and components of a building using normal controls and does not require the use of specialized equipment or procedures. The purpose of the inspection is to provide the client with information regarding the general condition of the real property at the time of inspection and provide recommendations for further evaluation by a specialist where necessary to correct, or monitor for future correction, the deficiencies reported. A full report will be available in HTML or PDF format with photos identifying potential needed repairs and include a repair request list.
This limited inspection can be conducted at the time of property showing with the realtor and client. The major structural components will be inspected, non-invasive visual inspection of the plumbing, installed plumbing fixtures, electrical service, a representative number of electrical devices, and safety concerns that may be present. A brief report can be delivered shortly after the time of the inspection.
An Annual Home Inspection will keep you aware of your homes repair needs. By utilizing a trained professional home inspector, you can make plans for the small repairs before they turn into major repairs. I can offer you first-hand knowledge about your house. A Pre-Listing Home Inspection is another form of a comprehensive home inspection, this inspection is a great tool for selling your home. By requesting a professional inspection prior to listing your home you will demonstrate to your prospective buyers that you have nothing to hide. You’ll be reassuring those potential buyers when it comes to the home, they may make their own, truly a piece of confidence for them. This inspection will give you the opportunity to make any safety upgrades or repairs to the home before the home is listed for sale, repairs or safety concerns that may delay the closing.
A New Construction or Remodeling Inspection is an inspection that is focused on your newly completed home, just small portions, or a single room of the home that has been recently remodeled. This inspection is conducted in a similar manner as the comprehensive home inspection with attention solely on the specific points being requested. The information from this inspection can be helpful if you need to get back to the contracting company for corrections. It will be reassuring information for you to know that a professional inspection has confirmed the work on your home has been done to industry standards.
